| 内容記述 | これまで大阪市や東京都，札幌市，名古屋市，福岡市，京都市という日本を代表する大都市の「都心回帰」の状況とそのジェントリファイヤーであるマンション住民に焦点を当てた調査研究を行ってきた。本論では，質問紙調査の対象をこれまでのマンション住民だけでなく，大阪市中央区の調査地域に居住する全住民に対象を広げた調査(コミュニティ調査)を行った。具体的には大阪市都心の伝統的商業地域である船場にある集英地区，庶民的な風情を残す桃園地区，島之内にあって都心商業地域から「雑居ビル街」に変貌した大宝地区，また都心繁華街に離接し外国人が急増している道仁地区に焦点を当てている。時間的，予算的な限界から道仁地域では質問紙調査は出来なかったが，他の3地域では質問紙調査をおこなった。これらの3地域では，旧住民が多い戸建て・長屋建て住民，新住民が多い分譲マンション住民と賃貸マンション住民の地域生活や近隣関係，価値意識や投票行動を分析し，3地域別の比較や住宅階層別の比較分析をおこなった。また調査時期に生じた政治的なイッシューであった大阪維新の会にかかわる市長選挙や大阪都構想についての投票行動の分析も行った。都心社会では地域や社会階層により近隣交際や地域活動・地域住民組織への参与，コミュニティ意識などの実相はかなり違うことが確認された。 | |||||||||||||||||

| 内容記述 | Research conducted in the Tokyo metropolis, Sapporo City, Nagoya City, Fukuoka City, Kyoto City, and Osaka City which are representative of large Japanese cities, has explored urban core revival by focusing on condominium residents as agents of gentrification. The research presented here is based on the findings of a questionnaire survey administered to condominium and all other residents of local communities in three districts in Chuo ward, Osaka. Shuei district is a type of traditional, commercial and business district known Senba. Toen district retains the friendly atmosphere of Shitamachi, while Taiho district's shopping streets have been transformed by the construction of multipurpose buildings. To anyalyze differences among residents by the survey, three districts and three types of residents were compared. These three types of residents were old residents of detached or terraced houses (nagaya), new condominium-owning residents, and residents of rental units. The survey was interested in the lives of these communities, neighborhood social connections, value consciousness, and voting behavior, especially with regard to the Osaka Metropolis Plan. The analysis reveals that district of residence and housing type are related to different attitudes toward neighborhood communication, neighborhood association, and community works in the urban core. Furthermore, Donin district was added to the research, because it is situated beside the entertainment quarter and is a home and workplace to many foreigners. | |||||||||||||||||
